These and pre-delivery inspections are the only type of home inspections that include cosmetic issues, as such they can be time intensive. Really nit picky.
New home Warranty and Major addition warranty inspections take place before a one year warranty on a new construction home or a builders warranty on a major addition has expired, normally about the middle of the 10 th month to allow the Contractor/Builder time to repair and address any issues and allow a re-inspection of concerned items before the Warranty expires.
Our report provides a homeowner with a list of home issues to be addressed by the builder; while it is still the builder's responsibility to make the repairs. Warranty inspections include all of the items included in a standard inspection, done to the same Standards of Practice, as well as the cosmetic issues (not caused by the homeowner) that are not normally included in a home inspection.
Our clients receive a complete Home Inspection Report along with photo files tagged with information on all issues including cosmetic ones.
